Move-Out Cleaning in Seattle: House + Carpets, One Visit

A move-out inspection is a list. The landlord or the property manager walks through with it, and every line that isn't done is a line off the deposit. The useful thing about a list is that you can do it. Here is what's on it, what ours covers, and what it costs.
What the inspection actually checks
Washington's standard is simple: the place comes back the way you got it, minus normal wear and tear. Dirt isn't wear and tear. What gets checked is the stuff nobody cleans while they live there:
- Inside the oven and the refrigerator — the two lines that fail most inspections.
- Inside kitchen cabinets and drawers, and the bathroom cabinets.
- Baseboards, doors and door frames, light switches, vent covers.
- Shower and tub, grout, the toilet, mirrors.
- Closets and shelves, emptied and wiped.
- The floor under where the furniture was — the rectangle that hasn't seen a vacuum in two years.
- Carpets. A lease that says "professionally cleaned" means a receipt, not a rental machine.
What our move-out clean includes
Everything in a deep clean, plus the inside-of-things a regular or deep clean doesn't open. This is the list we work from, in your own words if you're the one checking:
- Everything in a Deep clean: baseboards, doors and frames, blinds, ceiling fans, light fixtures within reach, switches, vent covers, corners, the deeper kitchen and bathroom pass.
- Inside kitchen cabinets and drawers.
- Inside bathroom cabinets.
- Inside the oven.
- Inside the refrigerator.
- Empty closets and shelves.
- Spots normally hidden by furniture.
On a regular or deep clean, the oven, fridge and cabinet interiors are paid add-ons. On a move-out they're in the price — an empty home is exactly when they matter.
What it costs
Flat price by bedrooms and bathrooms, read from the same list the calculator uses. Two-bedroom, two-bath, for the three cleaning types side by side:
- Regular clean, 2 bed / 2 bath$200
- Deep clean, 2 bed / 2 bath$340
- Move-in/out clean, 2 bed / 2 bath$395
Other sizes are in the calculator — pick bedrooms and bathrooms and the number is there. Larger homes add a small amount per extra block of square footage; the calculator asks for the size only if the home is bigger than what's included for that bedroom count.
Carpets in the same order
This is the part most cleaning companies can't do: we clean carpets too, and the calculator lets you put both in one order. Add the bedrooms and the staircase to the house clean, pick a time for each — the same day if there's an opening in both calendars, or the carpet the day after the movers — and it's one booking, one confirmation.
- Do the house clean after the furniture is out, not before.
- Do the carpets last, after everything else — and leave a window before the walk-through. Carpet is walk-on dry in 3–5 hours and fully dry in 12–24.
- Stains and pet odors in carpet are included in the price, not extra.

Move-in, too
The same clean works in the other direction. An empty home before your boxes arrive is the one time every cabinet, closet and shelf is reachable — it's the cheapest deep clean the place will ever get.
